We want you to be happy with our properties and with us, so we start by ensuring that we provide as much information as possible to help you make the right decision about the property.
We personally accompany all viewings booked direct with Fuse Properties and ensure that we meet prospective tenants referred by third parties. We believe that this provides you with an opportunity to get a better feel for us and a more informative view of our properties.
Securing Your Property
Should you decide that you want to rent one of our properties, we will explain what you need to do to secure the property.
If you are renting a property as a group, we ask you to work together to co-ordinate what needs to happen so everything can be done effeciently.
We take a small holding deposit (deducted from first rent payment) as confirmation of your commitment and to allow us to progress the tenancy. If you are a UK based student at Portsmouth University, you will be required to have a UK based Guarantor, without which we will not extend any Contract. Guarantor forms will need to be completed, signed and returned to us along with proof of your Guarantor's address and earnings. Unfortunately, failure to comply will mean that we have to rescind our Offer of Tenancy and Contract and you will forfeit your fees. For overseas students we work slightly differently and this will be explained at the time of viewing.
Once the contract has been signed and returned, along with your Direct Debit Mandate, your Guarantor's proof of earnings and proof of address, then the tenancy is confirmed to you. This needs to be done within 7-days of initailly signing up - if done via email, everything is possibe within this timescale.
We ask you to let us know when you would like to 'Check-In' - as Check-Ins are on a first-come, first-served basis. It's important that tenants let us know their preferred Check-In date as soon as the tenancy has been confirmed in order to avoid disappointment. At 'Check-In' we will personally welcome you on the day that you move in. At this time, we will not merely hand over the keys but provide a thorough run through of elements that we believe will be helpful for your stay.
You will have access to an Online Portal containing useful and important information such as how:* appliances work and what to do if they do not operate properly *the boiler works and how to operate the heating system * to take meter readings and pay utility bills * to notify us should maintenance be required * to be neighbourly and responsible tenants * to deal with condensation
We provide a detailed inventory of the property and its contents at 'Check-In' and students will be expected to check the whole inventory and return it to us within 7-days of 'Check-In'.
Looking After Your Property
We expect the property to be returned to us in the same condition in which it was presented, albeit allowing for fair wear and tear - see 'Check-Out' for further details.
Towards the end of your tenancy we will agree a date and time to officially leave the property - 'Check-Out'. At least one representative from the tenancy should be present who will act on behalf of the other tenants. We will walk through the property with you and collectively agree what needs to be done. You will be expected to pay for cleaning back to our professional standards and for any damages and/or repairs caused as a result of 'tenant's mis-use'. We ask every student to take responsibility in looking after the property and living together in a group.
